Access Statement For Woodstock Guest House
Introduction
Our guest house is a granite Victorian town house with 3 floors, situated in a residential street between Penzance promenade and the main town centre. We are a family-run bed and breakfast business aiming to provide quality provision for visitors with a wide range of needs. This Access Statement is a summary of our provision. Please feel free to contact us if you require clarification of any points.
Pre-Arrival

• This Access Statement is available in large font.
• The main bus and train stations are approximately half a mile away.
• Penzance town centre is approximately 500m walking distance on a
slight incline.
Arrival & Car Parking Facilities
• We do not have a private car park.
• On street parking in Morrab Road may not always be available in the
height of summer.
• The nearest pay-and-display car parks are at the top of Morrab Road
approximately 500m.
• Guests may be dropped off outside the property.
• Pavement is tarmac.
• Front gateway is 3ft (90cm) wide. There is no actual gate.
• Pathway to front step is of level paving slabs and is 12ft (3.65m)
long.
• We can assist guests with luggage.
Main Entrance & Reception
• There are 2 steps to front door. First step is 4ins (10cm) high.
Second step is 6.5ins (16cm) high. Both steps are 3ft (90cm) wide.
• Front porch is 5ft (1.52m) x 3ft 10ins (1.17m) accessed by front door
which is 3ft (90cm) wide and is always open.
• Entrance door is always locked but there is a bell-push which is 4ft
(1.22m) from the floor on right hand side.
• Entrance door is 3ft (90cm) wide.
Public Areas - General (Internal)
• The hallway is 10ft (3m) long x 3ft 3ins (1m) wide, allowing for the
radiator shelf to the left.
• The floor covering throughout the hall, stairs, landings and corridor is
short pile carpet with a red and blue pattern.
• There is good colour contrast and lighting throughout.
• From the hall there is a flight of stairs to the first floor.
• There are 12 steps to a small landing.
• The steps are 2ft 4ins (72cm) wide, 9ins (23cm) deep and 7ins
(18cm) high.
• There is a handrail on the right hand side.
• The small landing is 2ft 9ins (85cm) long x 5ft 5ins (1.65 m) wide.
• From the small landing there is a further step 10ins (26cm) high on
to a corridor leading to 2 single en-suite rooms and a public WC.
• The corridor is 3ft 3ins (1m) wide and 20ft (6m) long with 2 wall lights
on the right.
• There is a public telephone in this corridor which can be used with
suitable hearing aids.
• A chair and leaflet stand on the right hand side reduce corridor width
to 2ft (60cm).
• From the small landing there is a flight of stairs consisting of 7 steps.
• Each step is 2ft 4ins (72cm) wide, 7ins (18cm) high and 9ins (23cm)
deep.
• There is a handrail on the right.
• The main first floor landing has a right turn 5ft 4ins (1.63m) x 3ft
(91cm) to a third flight of stairs consisting of 7 steps.
• Turning left, the rest of the landing is 7ft 6ins (2.3m) long x 4ft
(1.22m) wide with access to a double en-suite and the en-suite family
room as well as a private bedroom and linen cupboard.
• The next 7 steps are 8ins (20cm) high, 9ins (23cm) deep and 2ft 6ins
(76cm) wide with a hand rail on the right.
• A second small landing 5ft 5ins (66cm) x 2ft 9ins (83cm) leads to the
final flight of stairs consisting of 10 steps to the second floor.
• Each step is 8ins (20cm) high, 9ins (23cm) deep and 2ft 6ins (76cm)
wide.
• The landing at the top is 4ft (1.22cm) x 3ft (92cm).
• To the left is a standard room with a 4ft bed.
• Facing the stairs is a standard twin room.
• To the right is a WC/shower room shared by these 2 rooms only.
• All interior doors are fire doors and there is emergency lighting which
is activated in the event of power failure.
Public Areas - WC
• The public WC, situated at the end of the first floor corridor, is 3ft
3ins (1m) wide x 5ft 3ins (1.06m) long.
• Entrance is 2ft 6ins (77cm) wide with door opening inwards towards
the right.
• The handwash basin is on the left of the entrance and is 2ft 9ins
(84cm) from the floor, 1ft 2ins (36cm) wide and 10ins (27cm) deep
with clear underspace.
Dining Room
• Our dining room is on the ground floor.
• Dimensions are 13ft 6ins (4.1m), narrowing to 7ft (2.14m) into the
bay window x 13ft 6ins, (4.1m) extending to 17ft 8ins (5.36m) into
the bay window.
• Ceiling height is 10ft 6ins (3.2m).
• There is a pine wood floor.
• The doorway is 2ft 9ins (84cm) wide and 7ft (2.14m) high and the
door opens inwards to the right.
• There is excellent natural lighting, with additional electric lighting via
a central chandelier and four wall lights.
• There are five tables in total.
• Four tables measure 4ft (1.22m) x 2ft 6ins (77cm) and 2ft6 ins high
and seat up to four people.
• One table measures 2ft 3ins (69cm) x 2ft 3ins (69cm) and seats one
person.
• The central aisle between the tables measures 2ft 9ins (84cm) at the
narrowest point.
• None of the chairs have arms and all furniture is moveable.
• There is good colour contrast between table coverings and crockery.
• There is an additional table to the left of the entrance measuring 4ft
(1.22m) x 2ft 6ins (77cm) with cereals, milk, fruit juice, fruit and the
coffee machine for self-service.
• Hot breakfasts are cooked to order and brought to your table.
• We do not have a guest lounge or bar.
Bedrooms
We have a total of 7 guest bedrooms - a double on the ground floor, 2 singles on the first floor corridor, a family room and a double on the first floor landing and a twin and a single (small double) on the second floor. All double beds are 4ft 6ins (1.37m) wide and all single beds are 3ft (92 cm) wide unless otherwise stated. All bedrooms have TV with remote control. All floor coverings are short pile carpet. There is good colour contrast in all bedrooms.
Bedroom 1 - a double room on the ground floor.
• Overall dimensions are 11ft 4ins (3.46 m) x 12ft (3.66m) including
the en-suite shower room (details below).
• The door width is 2ft 9ins (84cm) and height is 7ft (2.14m), opening
inwards to the left.
• The bed is a four poster positioned in the centre of the room,
allowing for access on either side.
• Height of bed is 1ft 10ins (56cm).
• At least 1ft 8ins (50cm) routes within the bedroom e.g. between bed
and furniture.
• There is a wicker chair with arms and a stool at the dressing table.
• There is good natural light from the sash window and electric lighting
from a central ceiling light and 2 wall lights, plus a light over the
bedhead with a pull cord reachable from the bed.
Bedroom 2 - private.
Bedroom 3 - a family room on the first floor landing.
• Overall dimensions are 18ft (5.5m) into bay x 12ft (3.66m) including
en-suite shower room (details below).
• Door width is 2ft 7ins (79cm) and height is 7ft (2.14m) opening
inwards to the left.
• There is a double bed is positioned in the centre of the room allowing
for access on both sides.
• The double bed is 1ft 10ins (56cm) high.
• There is a single bed is positioned against the left hand wall at the
foot of the double bed, allowing for access of 1ft 6ins (46cm)
between them on one side.
• The single bed is 1ft 9ins (53cm) high.
• Minimum route around the bedroom is 1ft 6ins (46cm) between the
two beds.
• There is a table lamp on each side of the double bed and to the right
of the single bed.
• The radio/ alarm clock with digital display is on the left hand side of
the double bed.
• There is a wicker chair with arms.
• Good natural lighting from the bay sash window and electric pendant
ceiling light.
Bedroom 4 - a double room on the first floor landing.
• Overall dimensions are 12ft (3.66m) x 12ft (3.66m) into small window
recess, including built-in cupboard and en-suite shower room (details
below).
• Door width is 2ft 6ins (76cm) and height is 6ft 6ins (2m).
• The double bed has access to each side of 1ft (30cm).
• The bed is 1ft 10ins (56cm) high.
• Minimum route around the bedroom is the 1ft 10ins (56cm) around
the bed.
• There is a bedside cabinet and lamp on each side of the bed.
• There is a radio/alarm clock with digital display on the right of the
bed.
• There is a wicker chair with arms and a stool for the dressing table.
• There is good natural light from the sash window and electric lighting
from spot lights in the ceiling.
Bedroom 5 - a single room off the first floor corridor.
• Overall dimensions are 13ft (3.97m) x 8ft (2.44m) including en-suite
shower room (details below).
• Door width is 2ft 9ins (84cm) and height is 6ft 6ins (2m), opening
inwards to the right.
• The bed is against the wall with access on one side.
• Bed is 1ft 8ins (51cm) high.
• Minimum route around the bedroom is 2ft 2ins (66cm).
• The bedside cabinet, with lamp and radio/alarm clock with digital
display is on the right hand side of the bed.
• There is a foldaway chair without arms to the right of the door.
• There is good natural light from the sash window and electric
pendant ceiling light.
Bedroom 5A - a single room off the first floor corridor.
• Overall dimensions are 10ft (3.05m) x 8ft (2.44m) including the en-
suite shower room (details below).
• Door width is 2ft 6ins (76cm) and height is 6ft 6ins (2m), opening
inwards to the right.
• The bed is against the wall with access on one side.
• Bed is 1ft 9ins (53cm) high.
• Minimum route around the room is 2ft 4ins (71cm).
• There is a small shelf to the right of the bed with a lamp and
radio/alarm clock with digital display.
• There is a foldaway chair without arms stored beside the wardrobe.
• There is good natural light from the sash window and electric spot
lights in the ceiling.
Bedroom 6 - a standard room on the second floor.
• This is an L-shaped room with maximum dimensions of 16ft (4.9m)
x 12ft 6ins (3.8m).
• Door width is 2ft 6ins (76cm) and height is 6ft 6ins (2m), opening
inwards to the left.
• The bed is situated in a recess to the right of the room.
• The bed is 4ft (1.22m) wide and 1ft 6ins (46cm) high.
• Access on both sides of the bed is 1ft (30cm).
• There is a basin set into a vanity unit to the left of the door, which
measures 2ft 6ins(76cm) high, 2ft 6ins (76cm) wide and 1ft 7ins
(49cm) deep.
• The towel rail is to the right of the vanity unit.
• There is a chair with arms and a stool for the dressing table.
• There is good natural light and an electric pendant ceiling light with a
wall light above the bedhead on each side with a switch within easy
reach on each side of the bed.
• There is a radio/alarm clock with digital display on a small shelf to
the left side of the bed.
Bedroom 7 - a standard twin room on the second floor.
• This is an L-shaped room with maximum dimensions of 12ft 6ins
(3.8m) x 13ft 6ins (4.12m).
• Door width is 2ft 6ins (76cm) and height is 6ft 6ins (2m), opening
inwards to the right.
• One single bed is positioned to the left of the door, against the wall,
with access from the left.
• The other single bed is positioned opposite the door, against a wall
with access from the right.
• Each bed is 1ft 10ins (56cm) high.
• Minimum route around the room is 2ft 6ins (76cm).
• There is a basin set in a vanity unit to the right of the door, which
measures 2ft 6ins (76cm) high, 3ft (90cm) wide and1ft 7ins (49cm)
deep.
• The towel rail is to the left of the vanity unit.
• There are 2 chairs without arms.
• There is good natural light from a sash window and an electric
pendant ceiling light.
• Each bed has a bedside cabinet with a lamp.
• There is a radio/alarm clock with digital display on the cabinet next to
the bed on the left of the door.
Bathroom, Shower-room & WC [Ensuite or Shared]
En-suite for Bedroom 1
• Overall dimensions are 7ft (2.14m) wide by 2ft 6ins (76cm) deep.
• Door width is 2ft 3ins (69cm) and height is 6ft 6ins (98cm), opening
outwards to the right.
• There is a wooden towel rail on the back of the door.
• Shower cubicle is on the left of the door and measures 2ft 6ins
(76cm) square.
• Bi-fold glass shower door opening to the right.
• Step into shower cubicle is 6.5ins (16cm) high.
• The basin faces the door. It is rounded at the front and has clear
underspace. It is 2ft 6ins (76cm) high.
• The toilet is on the right and is 1ft 5ins (44cm) high.
En-suite for Bedroom 3
• Overall dimensions are 5ft (1.52m) x 5ft (1.52).

En-suite for Bedroom 5A
• Overall dimensions are 6ft (83cm) x 3ft 9ins (1.14m).
• The door width is 2ft (61cm) and height is 6ft 6ins (2m), opening
outwards to the right.
• There is a towel rail on the back of the door.
• The shower cubicle is on the left and is 2ft 6ins (76cm) square.
• Bi-fold glass door opens to the right.
• Step into shower cubicle is 7.5ins (9cm).
• The toilet is on the right and faces the shower cubicle. It is 1ft 4ins
(41cm) high.
• The basin is to the right of the toilet. It has a rounded front and is 2ft
7ins (79cm) high with a clear underspace.
Shared shower room for Bedrooms 6 and 7
• Situated on the second floor landing, on the right hand side.
• Dimensions are 5ft 9ins (1.75m) x 2ft 7ins (79cm).
• The toilet is on the left. It is 1ft 5ins (43 cm) high.
• The shower is to the right and measures 2ft 6ins (76cm) square.
• Step into shower cubicle is 9ins (22cm) high.
• There is a bi-fold glass door, opening to the left.
Grounds and Gardens
• We have a small, paved area to the front with shrubs and flowers.
• Penlee Park is about 300m away in Morrab Road, up a slight incline.
• Morrab Sub-Tropical Gardens are to the rear of the house and the
entrance is 50m away.
• Penzance Promenade is about 200m away.
Additional Information
• Mobile phone reception is generally good.
• In the event of a fire the alarm sound is a continuously ringing bell.
• Evacuation procedures are posted on all bedroom doors.
• If you require assistance with evacuation e.g. hearing impaired,
please advise us on arrival.
• We are a non-smoking establishment.
• We are able to supply a small fridge which could be placed in the
room for medication if necessary (please advise if required at time of
booking).
• Larger items may be stored in our main fridge if necessary. (Please
note this is not available 24 hours.)
